Based on a 2,500 sq ft roof — the average in our area (1,700–1,800 sq ft footprint). Your roof is roughly 1.5× your home’s footprint. These are planning ranges, not final quotes. Exact pricing requires an evaluation. Low to medium steep slope

What Actually Moves the Price
Every home is different. These six factors account for most of the variation — understanding them helps you spot a vague quote before it becomes a surprise invoice.
Material Type
SBS polymer-modified shingles outperform standard asphalt and cost more — but they last longer and fail less. The gap in price is narrower than the gap in performance.
Roof Size
More square footage means more material and labor. We calculate from verified measurements — not estimates or aerial assumptions.
Roof Pitch (Steepness)
Steeper roofs require safety rigging, specialized staging, and slower installation. Pitch drives labor cost more than most homeowners expect.
Roof Complexity
Dormers, valleys, skylights, chimneys, and intersecting rooflines each require precise flashing and custom workmanship. More transitions = more time.
Ventilation Requirements
Imbalanced attic airflow traps heat and shortens shingle life. When we find a ventilation problem, we fix it as part of the system — not as an afterthought.
Existing Conditions
Multiple layers, deteriorated decking, or moisture damage must be corrected before a new roof goes on. We document these upfront so there are no surprises.
TARGETED REPAIRS
Repair Pricing
We repair what’s actually failing — not everything we can find. All repairs use premium materials and are documented with photos before and after.

BEFORE ANY PROPOSAL
Why we evaluate first
Most pricing problems come from decisions made before conditions are confirmed. We don’t price from drive-bys, averages, or aerial images.
- VERIFY DON’T ASSUME
We confirm roof geometry, access, and how water actually moves across the surface — not just how it looks from the street. - LOOK BENEATH THE SURFACE
We check existing layers, material condition, and signs of trapped moisture that affect preparation and long-term performance.
- INSPECT EVERY TRANSITION
Flashings, penetrations, chimneys, valleys, and skylights are where roofs fail. We confirm whether they’re directing water away — or creating risk.
- ASSESS ATTIC CONDITIONS
Heat and moisture trapped in the attic shorten roof life from the inside. We check airflow and flag imbalances before they cause damage.
- PRIORITIZE WHAT MATTERS
Not every issue requires immediate action. We separate cosmetic aging from system-level risk and clarify what matters now versus what can wait.
BOTTOM LINE: We confirm what’s real, explain it in plain English, and recommend the right next step — repair, replacement, or monitoring — without pressure.
WHAT YOU RECEIVE
- Photo documentation of relevant findings
- Plain-English explanations of what matters and why
- Clear guidance on repair vs. replacement vs. monitoring
- Defined scope recommendations tied to durability and performance
- Planning ranges that reflect verified conditions — not guesswork
WHY THIS PREVENTS SURPRISES
Most pricing problems happen when decisions are made before conditions are confirmed. This process prevents that.
Best for homeowners actively deciding what to do next — not curiosity-only inspections.

Common questions – without the runaround
No. These are planning ranges based on average conditions. Exact pricing requires confirming your roof’s geometry, tear-off conditions, ventilation needs, and transition details during an in-person evaluation.
Pitch, access, number of existing layers, decking condition, and flashing complexity can significantly change labor and materials — even if the homes look identical from the street.
Hidden decking damage, multiple existing layers, under-ventilated attics, and failing transitions at chimneys, walls, or skylights. We document all of these before submitting a proposal — so you’re not blindsided mid-job.
Yes — that’s exactly why we publish these ranges. If you’re in the right ballpark, the next step is a calm evaluation to confirm scope and give you a fixed-price proposal.
We can share typical ranges (see above), but accurate repair pricing depends on what’s actually failing, how steep the roof is, and how accessible the problem area is. We’ll tell you if a repair is the right call — or just a temporary fix.
Yes. Through our partnership with Acorn Finance, you can review competitive lending options in a secure, transparent process. Financing can help you replace a failing roof before damage spreads — rather than repeating repairs.

We price based on what your roof actually needs to perform as a system — not what fits a budget or beats a competitor’s number. You’ll see what we see, and your proposal will reflect documented conditions. No markups built into the financing, no vague line items.
