Your Roof is a System, Not a Surface
WHAT THE EVALUATION COVERS
It performs as part of a system — exposed to weather, movement, moisture, and time. The evaluation looks at all of it, not just the surface you can see from the ground.
The inspection is a component of the evaluation — not the conclusion. Findings are documented with photos and explained clearly so you understand what’s happening and why it matters.
- Valleys holding debris + slow drainage
- Pipe boots, Flashing & penetrations fatigue
- Signs of active or developing leaks — surface and interior
- Attic ventilation balance and moisture indicators
- Shingle condition and system-level fatigue signal
- Gutter performance and downspout discharge
- Weak decking, nail pops, and structural read from grade
- Skylight and chimney transition integrity
WHAT THIS IS NOT
A Professional Evaluation - Not a Sales Visit
The purpose of the inspection isn’t to find problems. It’s to understand why certain conditions exist — and whether they matter.
- Not a "free inspection" used to push replacement
- Not a scripted pitch with a same-day close
- Not vague opinions — findings are documented with photos
- Not a pressure decision — you leave with clarity, not a contract
- Not an on-the-spot commitment required
- Not sent by a salesperson — the owner conducts every evaluation
“A roof may look fine from the ground while small problems are already developing at flashings, valleys, ventilation, and drainage areas. The goal is to give you clear guidance before you spend money on the wrong repair.”

FREQUENT ASKED QUESTIONS
Your evaluation includes a professional roof inspection along with a system-level review of attic conditions. We assess surface materials, flashing and penetration zones, ventilation balance, moisture indicators, and common failure points. Findings are documented with photos and explained clearly so you understand what’s happening — and why it matters.
Most evaluations take 45–60 minutes. This allows enough time to inspect the roof safely, review attic conditions, and provide a clear, evidence-based explanation of your roof’s current behavior. (We will need access to your Attic- (We wear protective shoes)
No. This is a professional evaluation designed to provide clarity first. If a targeted repair makes sense, we’ll explain why. If replacement is warranted, we’ll show you the evidence and timing so you can make a thoughtful decision without pressure.
No. There is no on-the-spot decision required. The purpose of the evaluation is to help you understand your options so you can decide what makes sense for your home — now or later.
Then we’ll tell you. If no urgent issues are found, you’ll receive guidance on what to monitor over time and when a follow-up may be helpful. The goal is to reduce uncertainty, not create it.
Yes, when safe access is available. Attic conditions often reveal issues that aren’t visible from the roof surface alone, including ventilation imbalance, moisture patterns, and insulation disturbances that contribute to long-term roof problems.
We do both. Our recommendations are based on what will actually solve the problem. If a repair can be done properly and hold long-term, we’ll recommend that. If repairs would simply repeat, we’ll explain why replacement planning makes more sense.
This evaluation is designed for homeowners who want clear, professional guidance — not quick quotes or temporary fixes. If you’re only comparing prices without inspection, our pricing resources may be a better place to start.
We’ll confirm your request by text or phone, finalize a time window, and review any access details. After the evaluation, we’ll walk you through the findings and outline clear next steps based on evidence.
